that centered around “Moose Nuggets”. I’m still trying to wrap my head

<strong>The KISS version:</strong><br />
Uninsured Motorist (UM) and Underinsured Motorist (UIM)
provides financial protection for Bodily Injury (BI) sustained by an "insured" (you, any "family member" or passengers in your
vehicle) which you are legally entitled to recover from the operator/owner of the vehicle causing the accident in the event the driver/owner of the vehicle causing the
accident either has NO insurance (yes, we all know driving without insurance is
against the law) or they don't have enough coverage to cover all of these
costs. UM and UIM do NOT cover the damage to your vehicle or your property with a few exceptions! FYI, hit and run accidents need to be reported to law enforcement and fall under Uninsured Motorist. <br />
UM & UIM can also come into play for you and "family members" as pedestrians and as passengers in someone else's vehicle. Just remember - you can't double/triple dip.<br />
<br /><br />
<b style="mso-bidi-font-weight: normal;">How can I protect my vehicle and
property?</b><br />
<b style="mso-bidi-font-weight: normal;">Covering your vehicle:</b> If
you carry collision coverage on your vehicle you can make a claim through your
own insurance for the damages. You would have to pay your deductible, but in
most cases your insurance carrier will make every attempt to recover the full
amount of the claim including your deductible from the driver/owner of the
other vehicle. This can be a long process but you will get reimbursed for your
deductible before the insurance carrier is reimbursed for their share.<br />
In Illinois, if you don't carry collision coverage on a vehicle you can
purchase Uninsured Motorist Property Damage (UMPD) coverage. Talk to your
agent about this if you are interested.<br />
<b style="mso-bidi-font-weight: normal;">Covering your property:</b> Purchase
some type of homeowners insurance: Condo, Renters, Mobile Home, Dwelling
Fire and Homeowner policies are available. If you live in your motorhome or on
a boat you can/should include coverage for your personal property with
these policies as well.<br />
<br /><br />
<strong>How much UM and UIM coverage do you need?</strong> <br />
Most insurance carriers don't
allow you to have UM/UIM limits higher than your Bodily Injury Liability
limits; we recommend you carry them at the same level as your BI. A
catastrophic accident can be financially devastating between immediate medical
expenses, lost wages and long term medical expenses, even with health insurance
coming into play.<br />

While making your plans don't forget to include a few simple ways to protect your home and possessions. <br />

We see all kinds of tips on how to protect your home from thieves - put lights on timers, stop your mail (USPS.com) and your newspaper, have someone mow your yard, make sure your garage door is closed (yes we have come home from day trips and the garage door has been wide open!) but have you considered other, preventable losses?<br />

Small appliances including coffee makers, toasters, flatirons and curling irons left plugged in (even when switched off) can cause a fire. Take a few extra minutes to make sure everything (including TV's and all the attached players,) are unplugged. Not only will this protect your home from fire but it will also protect all these items from possible lightning damage.<br />

Do you shut your water off? Ask ANYONE that has experienced a water leak from any appliance or pipe- it gets nasty quick. Not only does it ruin your flooring, sub floor, any cabinets it comes in contact with, it gets moldy and smelly pretty darn quick. Take the extra few minutes to shut your water off where it comes into the house, then starting at the highest point in your house, flush the toilets, turn on all the faucets and work your way down to the lowest spot in your house. Some folks even drain their water heater and shut it off, we don't but our water heater is in the basement and right by the floor drain.<br />

of the country are affected by man-made and natural disasters. Brush fires are a
large concern in the Western United States as are mudslides and earthquakes.
Tornado Alley stretches across the Midwest. The Eastern and Golf coastal areas
are prone to hurricanes and storm surge. Flooding can happen anywhere,
especially along rivers and lakes. High crime areas in cities, large and small.
Sink holes and areas with past or present underground mining activity. These
influence your premiums and even the availability of some coverages in a
homeowner’s insurance policy.<o:p></o:p></span></div>

<span style="background: white;">Fire protection
plays an important role in underwriting a home insurance policy. Most fire departments
have a Fire Protection Rating of 1 (the best) – 9 (very limited protection.)
These are not randomly assigned by underwriting, </span><a href="http://www.iso.com/About-ISO/Overview/About-ISO.html"><span style="background: white;">Insurance Services Office, Inc (ISO)</span></a><span style="background: white;"> is the leading provider of FPR for the
United States. Many insurance companies use the ISO rating and guidelines to
determine eligibility and premiums. <o:p></o:p></span></div>
<div class="MsoNormal">
<span style="background: white;">What are the
basic guidelines in determining the FPR for your home? Is the home located
inside city limits? If so, it will have the same FPR as the city fire
department. Burlington IA is a 4. If the home is located outside city limits
but within 5 miles of the responding fire department and there is a public fire
hydrant within 1000 feet then the home receives a rating 1 FPR higher than the
fire department. If the home is within 5 miles of the responding fire
department but over 1000 feet from a public hydrant it would receive an 8B or
9. If it is over 5 miles from the responding fire department it would receive a
10 (no recognized public protection.</span><span style="background: white; font-size: 12pt; line-height: 107%;">) <o:p></o:p></span></div>
<div class="MsoNormal">
<span style="background: white;">In areas outside
of city limits it is important to know who the PRIMARY responding fire
department is. Make a phone call (not 911) to the nearest fire station to make
sure you know the answer. <o:p></o:p></span></div>
<div class="MsoNormal">
<span style="background: white;">Response time is
also a factor in this equation. How long does it typically take the fire
department to arrive on scene from the time the first 911 call is received? If
it is a volunteer fire department, the firefighters have to get to the station,
get geared up and get the equipment on the road. Response time can be
lengthened by 5 - 10 minutes. A fully loaded truck is not as maneuverable as a
passenger vehicle so it takes longer for them to arrive on scene than road
miles would indicate. What about water to fight the fire, without a hydrant
nearby, water must be brought in and replenished. Fire departments are finding
better ways to get more water on scene but it still needs to be hauled in,
which takes manpower, equipment and time away from fighting the fire. <o:p></o:p></span></div>
<div class="MsoNormal">
<span style="background: white;">I mentioned
Mutual Aid Agreements in the first post. Mutual Aid Agreements are quite common
in our area. They provide for one or more nearby fire departments to respond to
help fight fires, or cover calls that come in when the primary department
is on another call. Most often the primary fire department has to request
mutual aid.<o:p></o:p></span></div>

<span style="background: white; font-size: 12pt; line-height: 107%;"><br /></span></div>

<span style="background: white; font-size: 12pt; line-height: 107%;">Other Factors:<o:p></o:p></span></div>

lot of time on fire protection but other factors that are considered are the proximity
of neighbors and the visibility of your home. If your neighbors are fairly
close and can see your home, they are more likely to notice if there is unusual
activity at your home when you are gone; helping protect you from theft, or smoke; indicating a possible fire.<o:p></o:p></span></div>

<span style="background: white;"><br /></span></div>
<div class="MsoNormal">
<span style="background: white;">A Homeowners
policy is NOT designed to provide coverage for most commercial, farm or
business activities on your premise. There is limited business property
coverage and generally no liability coverage provided. Many carriers limit the
number of acres they will extend coverage for. NEVER assume you have coverage
for these without consulting your insurance agent. Depending on the exposure
you may be able to endorse your policy to provide coverage. Or you may need to
secure a commercial or farm policy to cover these exposures.<o:p></o:p></span></div>

<span style="background: white;">Trampolines and
pools: Personally, I would kill for a pool in my backyard. But I also have a
lot of trees so rather than spending most of my time skimming, I have no pool. But,
if I did decide to have one, I would have to make sure to abide by my city
ordinances, make sure my insurance carrier was aware of it and that it would
pass the underwriting guidelines. Some
carriers require you to sign an exclusion - meaning they provide NO LIABILITY/
MEDICAL or PROPERTY DAMAGE, you may become liable for resulting from
ownership/care, custody or control of a pool or trampoline. Some carriers have
certain guidelines that must be met – fencing, alarms, locks etc. before they
will accept your application or continue your coverage. Other carriers will
decline your application or non-renew your coverage if the item(s) do not meet
underwriting guidelines or are not removed and/or you sign an agreement to not
replace them. Consult with your agent

inspection and photos help relay a true picture of the risk. Consideration of
moral and morale hazards, or lack thereof, can be supported through the use of

of a property will often make the property ineligible for coverage with many
carriers and the owner will have to seek coverage with a high risk carrier,

list are pretty common sense, but why does an Underwriter care what the house
construction is? I asked one of my underwriters why his company would not write
a log home – MOST homeowner’s policies are written on a replacement cost basis.
Two homes each valued @ $300,000 have exterior damage from a grass fire…. on a
house with vinyl siding, they replace the damaged siding or worse-case scenario
have to reside the whole house. On the log home, they have to rebuild the whole
house because there is no way to replace just a few logs. So instead of a $10,000 claim the owner of
the log home has a $300,000 claim.<o:p></o:p></span></div>

This is the sight that greeted me a couple of weeks ago as I was getting ready to head out to do some grocery shopping. One of our Mulberry trees decided to give it up - its roots just could not hold in the soil on the edge of the ravine.</div>

The GENERAL rule is that the tree has to have caused some damage to a covered structure for the homeowners policy to kick in. NOPE - no structure damage, it didn't even pull down the power line; in fact we didn't even hear it fall!! Remember the flat line winds last year - took out the top of one of our biggest trees and numerous limbs on it's neighbor on its way down. It made a big mess and took us all day to clean it up and since (THANKFULLY) it did not damage our house, there was no coverage from our home insurance. So yes, even insurance people have with the same policy coverage!</div>

HOWEVER:</div>

It is blocking access to our home - even our Yaris wouldn't fit under it!! So yes, I could have called in a tree surgeon, had them cut it up, paid my deductible and called my insurance company on Monday. </div>

Instead - we borrowed our neighbor's chainsaw and spent a few hours cleaning it up ourselves. Mind you, I am NOT promoting an inexperienced person run out and beg, borrow or buy a chainsaw and begin cutting away on a fallen tree - my husband has been cutting trees for a lot of years and has a lot of respect for the odd twists and pops a branch can take.</div>

What is Life Insurance:</h3>
Life Insurance is an insurance policy that pays the beneficiary money (death benefit) after the insured dies.<br />

There are two basic types of Life Insurance: Term Life and Whole Life. Over the years insurance carriers have introduced modified policies - Universal Life, Indexed Life, etc. This is not meant to be a comprehensive tutorial, I am sticking to the basics.<br />

Why should I buy life insurance?</h3>
Keep this in mind; Life Insurance is not purchased for benefit of the insured, it is purchased to provide financial assistance and security for your loved ones after you die.<br />
To pay for funeral and end of life medical expenses<br />

To provide money to raise children/ provide for their education<br />
To pay estate taxes<br />
Guarantee Insurability<br />

What is Term Life Insurance:</h3>
Term Life Insurance is like renting an apartment - you sign a lease - during the<i> term </i>of the lease as long as you pay the "rent" you get to "live in the apartment" - when the lease is up, the landlord can increase the rent and if you don't like it you move on...<br />
Here is an example: you purchase a 20 yr $100,000 death benefit policy for $550 a year - as long as you pay the premium (rent) the insurance company (landlord) agrees to pay your beneficiary $100,000 after you die (apartment.) At the end of 20 years the insurance company (landlord) can increase the premium (rent), if you don't want to pay the premium the policy ends (you move.)<br />
Term Life is often used as a temporary needs insurance. The kids will be gone in 20 years so you only need the death benefit until they are out on their own, the house will be paid for in 30 years, etc.<br />

What is Whole Life Insurance:</h3>
Whole Life Insurance is like purchasing a home - you take out a mortgage and make your payments for the life of the mortgage and when the mortgage is paid off, you own your home.<br />
Here is an example: you purchase a $100,000 death benefit policy for $1500 a year. You make all of your payments and at the end of the mortgage term you still have $100,000 death benefit.<br />
Whole Life is often considered "permanent" insurance because it is designed to cover the whole life of the insured.<br />

So which is better - it really does depend on YOU, your needs and your budget.</h3>

We would bundle up in our snowmobile suits, boots, gloves and face masks and head outside for one or several of the following activities, in no particular order:<br />
<br />
1. Building a sled run - we would pack snow on the porch steps and down the sidewalk running into the front yard and then pour water on it to make it really slick so we could sled all the way through the yard down to the road. <br />
2. Building multilevel snow forts and tunnels connecting them in the snow drifts and then chasing each other through them and snowball fights and jumping off of the machine shed or hog house roof onto the snowdrifts.<br />
3. Dad and Mom would pull us on a toboggan or the mini fiberglass boat with "the Bomb" through the pony pasture and the fields around the house. "The Bomb" was an old, green 4 door sedan, I think it was a 4 on the tree - we called it "The Bomb" because we thought it was going to blow up anytime.<br />
4. Riding snowmobiles and often pulling someone on said toboggan or boat.<br />
5. Playing in the haymow - building forts and tunnels with the bales and playing hide and seek or some other made up game that involved crawling through the tunnels and popping into and and out of the numerous escape holes to keep from getting caught.<br />
<br />
Sometimes we would just hangout in the house - playing army with Loren's plastic soldiers, building them forts with bricks; the precursor to Legos, Lincoln Logs and empty wooden spools (the kind sewing thread used to come on.) We also played board games and cards - my favorite was War! We might each do our own thing - I'd play Johnny West and/or Barbie or read.<br />

I'm like, no.... and would get so frustrated that I would want to spit, so I would give up for a week and say try again later. Somehow, I have more than one Google account for work, I am certain it was user error since I had no idea what I was doing when I set "it" up - and I found out today that I have my computer set to automatically update my IE version - and Blogger/Google doesn't like IE11... Eventually, after a bit of research, I will delete the "bad" accounts and I think I will try to get back to IE9 since the upgrade to 10 & now 11 have been creating numerous issues - what is compatibility mode? Maybe I can convince one of my kids to do it for me.. <br />

Learned a few interesting things about Fire Losses:<br />
Did you know there are 1.4 million house fires in the US each year?<br />
Leading causes:<br />
<ul>
<li>Cooking - 42% ($ 876 million property damage, 331 deaths and nearly 5,000 injuries)</li>
<li>Portable (space) heaters - 17%</li>
<li>Electrical - 6% </li>
<li>Smoking - 5%</li>
<li>Dryer - 4% - when did you last clean your dryer vent (all the way from the dryer to the outside)</li>
<li>Candles - 3%</li>
</ul>
Generally, a fire that burns more than 10 minutes causes catastrophic damage. The cost of cleaning/ replacing/repairing personal items, carpets, walls and ceilings and getting rid of the odor can run into the tens of thousands of dollars, and you could be out of your home for several weeks or months.<br />
<br />
So, what can you do to protect your family and home?<br />
<ul>
<li>Never leave cooking food unattended - cooking causes 90% of kitchen fires and unattended cooking is the primary cause of these fires.</li>
<li>IF you use a space heater-</li>
<ul>
<li>Automatic shut off if tipped over</li>
<li>Thermostatic controls</li>
<li>Cord/plug in good condition</li>
<li>If using an extension cord, make sure it is heavy enough to handle the load & in good condition.</li>
<li>NEVER cover the cord with a rug</li>
<li>Keep it away from curtains, blankets, flammables.</li>
<li>NEVER leave it on when you are not in the room.</li>
</ul>
<li>Clean the lint filter in your dryer after EVERY load and clean the vent pipe to the outside at least once a year (4x a year is recommended, but lets be real here!!)</li>
<li>Have your furnace serviced every year - check the heat exchanger for cracks (20 yr life expectancy.)</li>
<li>Check your water for leaks (10 yr life expectancy.)</li>
<li>Have working fire extinguishers in your home (make sure one is in the kitchen and on each level of your home.) </li>
<li>Make sure your smoke detectors work.</li>
<li>NEVER leave a burning candle unattended.</li>
<li>Clean your fireplace, wood or pellet stove chimney EVERY year.</li>
<li>Don't over load your electric circuits.</li>
<li>Make sure the electric service into your home (from the street) & in your home (both the breaker box and wiring) are adequate for your needs. Families today are electricity junkies - computers, coffee makers, TVs, game systems, blow dryers, hair straighteners, electric razors. A home built prior to 1960 might still have the original 60 A service coming in from the street, even if there is a 100 A breaker box and more than likely it still has the old black wiring. Many older homes might even have knob and tube wiring - check your attic and basement.</li>
</ul>
What do you do, if despite all your precautions, you do have a home fire. After you have called the fire department and your family is safe, call your insurance company & then call a reputable restoration company like SERVPRO of Burlington. The faster the restoration company can begin work, the better.<br />

<span class="userContent" data-ft="{"tn":"K"}">I was asked for a couple recipes this weekend:<br /> Jalapeno Popper Dip/Spread<br /> 8 oz cream cheese ( I use low fat)<br /> 1/2 c plain yogurt (Greek works, too & I use low fat)<br /> 1/2 c shredded cheddar cheese<br /> 1/2 c shredded parmesan cheese (NOT the shaker cheese)<br /> 4 oz pickled, sliced jalapenos, drained<br /> Topping:<br /> 1/4 c panko or bread crumbs<br /> 1/4 c shredded parmesan cheese<span class="text_exposed_hide">...</span><span class="text_exposed_show"><br /> 1/4 c shredded cheddar cheese<br /> Mix 1st 5 ingredients in a mixing bowl.<br /> Pour in greased baking dish.<br /> Mix topping ingredients together in a bowl and sprinkle over dip.<br /> Bake in preheated 350 oven for 20 minutes or until bubbling and cheese has melted and browned.<br /> <br /> Jalapeno Cheese Loaf:<br /> 1 loaf frozen bread (or fresh)<br /> 1 c chopped Jalapenos (I used canned, drained)<br /> 3/4 c shredded cheddar cheese<br /> 1 c chopped red, yellow and orange peppers <br /> 1 Tbs oil<br /> 1 TSP black pepper<br /> Thaw or prepare bread dough.<br /> I put the thawed dough in my mixer with the dough hook attached. Add peppers and 1/2 c cheddar cheese, mix well.<br /> Oil a 9" round or square cake pan.<br /> Form dough into a ball and place in cake pan, cover and let rest 30 minutes.<br /> Preheat oven to 350.<br /> Bake bread for 30 minutes. At the end of baking time, turn off oven, sprinkle the top of the bread with the remaining cheese and black pepper. leaving bread in oven , close door and let sit in the oven for 20 minutes. <br /> <br /> Please Note - for both of these recipes you can adjust the "heat" by using mild, regular or hot jalapenos. </span></span></div>

You can even use turkey bacon if you want, but why would you? Put them on a baking sheet and freeze for at least an hour. </span></span></h5>

<span class="messageBody" data-ft="{"type":3}"><span class="userContent">Remove from freezer and dredge through this mix:<br /> 3 c. bread crumbs<br /> 3/4 c. flour<br /> 1/3 c. corn meal<br /> 1 T. garlic powder<br /> 1 T. black pepper<br /> 1/4 tsp. salt<br /> <br /> Beat 1 egg with 1 c. ranch dressing.<br /> Dip dredged rings through this and again through the crumb mix, making sure the rings are completely covered. You can gently press flour mix to any bare spots.<br /> Heat oil to 375'-400'. Fry rings for 3-4 minutes on each side. Remove to paper-towel-lined baking sheet. Serve with BBQ sauce or additional ranch dressing.</span></span></h5>

The Iowa Legislature recently passed House File 649 which addressed the landowner recreational use liability issue in Code 461C, whose purpose is<strong> to encourage private owners (farmers) of land to make their land and water areas available to the public for recreational purposes by limiting the landowners' liability.</strong> The bill makes the entire Code chapter applicable to holders of land (including tenants and others in control), not just landowners. The bill basically overturns the recent decision rendered by the Iowa Supreme Court in Sallee v. Stewart , (No. 11-0892) (Iowa 2013).<br />

This is GREAT news for Iowa!<br />
<br />
The bill modifies the definition of "land", "recreational purpose", and "urban deer control" <strong>and includes immunity from liability for land holders with respect to specified ancillary activities or persons.</strong> It also broadens the definition of land and water areas included in the limitation of liability and provides that such land does not have to be open to the general public to be subject to the protections of Code 461C. The bill defines "land" to include private land within a municipality used for urban deer control. It also defines activities that constitute "recreational purpose" to include educational activities; including the accompanying of another person who is engaged in a recreational purpose. "Recreational purpose" and "urban deer control" are not limited to active engagement in such activities<strong> but also include entry onto, use of, passage over, and presence on any part of the land in connection with or during the course of such activities. </strong>The bill provides that the holder of land <strong>does not owe or assume a duty of care to others solely because the holder is guiding, directing, supervising or participating in any recreational purpose or urban deer control undertaken by others on the holder's land. </strong><br />
The Governor is expected to sign the bill into law.<br />

A few days ago I received an email alert about a recent Iowa Supreme Court ruling regarding Iowa's Statute on Recreational Immunity. I did read all 72 pages of the ruling on Sallee vs Stewart and much of it was gobbledegoop to me since they cited various statutes and other cases. Quite frankly, it mad me ANGRY!!! I was hoping I had interpretted the ruling incorrectly since I have been the granter and reciever of access.<br />
I grew up on a farm, I remember people knocking on our kitchen door during pheasant season asking if they could hunt the ditches, or a fence row. My dad always planted several acres of sweet corn that was free to anyone that wanted to come out and pick it. Folks would run their snomobiles across our fields. We had our friends over; we rode the horses, played in the hay mow, or drove the dune buggy, go cart, trail bike, snowmobiles, shot dad's guns at cans, clay pidgeons, birds, squirrels, we were kids on a farm. <br />
In recent years, my husband has taken me to several farm ponds to fish and we have hunted mushrooms and deer on various properties. These wonderful people, out of the goodness of their hearts have allowed us access to their property and asked for NOTHING in return. <br />
We have in turn invited people to our property to hunt and fish and our tenant has allowed hunters (when the bird population is large enough.)<br />
